ICAP Abatement

MIH and UAP Universal Affordability Preference
Inclusionary Housing provides a bump in FAR for Developers in exchange for Affordable Housing. Both MIH and UAP work well together with 421a and 485x . The increase in FAR will be based on the lot and type of inclusionary.
421a Residential Exemption
The 421a Residential exemption is a 35 year exemption for new construction projects. All projects starting construction prior to June 15, 2022 will grandfather into the existing program.
NFP Exemption
Not For Profit Exemption is an exemption for properties owned and used by 501C3 Entities. The exemption provides a 100% benefit for the property.
